I do not
take listings so I can place signs in yards. Lots of signs do give an appearance
of being a success at selling but when the reduced sign riders and the listing
extensions are factored in, it becomes clear who is successful. The only
listings I accept are listings I believe I can sell! I would much rather turn down a
listing, than disappoint a client. As a homeowner, I would not want the
long-term wait and the price reductions until finally the listing agent seems to
just abandon the listing and drifts away leaving you to wonder.
Lower priced property is as important as any higher priced on the market. I work just
as hard because I work for the owner, not the prestige of high value listings
and sign exposure. I limit myself to 12 active listings so I can give maximum
attention to your property. This is very important, often times
agents over
extend themselves causing you and the sale of your property to suffer.
I do not
do a CMA summary. I do a complete & in-depth Comparative Market Analysis so
you know exactly what your home may sell for. Which is well respected and is always FREE, as the
property owner, you of course can list at any price you want, but you will know
the price range it will take to facilitate a sale. If one of my listings have
not sold in 60 days, I re-examine the marketing and CMA.
Properly
priced and marketed, property will sell. I believe my average from listing to first offer
is one of the best in the business. I will do my best to meet this same quick
response for your property.
I am unique in my free or discounted services such as FREE Home warranty on all my listings. You can rest assured your home is protected until the day of closing. I can also save you money on many inspections and other expenses because companies offer through me discounts and reduced fee services which can boost your over all savings substantially.
I’ve
mentioned marketing.
I
offer my own extensive marketing with massive mailings of full color post cards and feature
sheets specific to one property. I do this with all my listings and I do this
until the property is sold. Each listing receives it's own website by
address. On occasion I lose money after a sale due to this
extensive marketing, but I always make a friend which often time’s leads to a
future referral..
Our commission rates are based on a downward sliding scale, which often
times save the seller hundreds and even thousands of dollars. One should not
have to pay exorbitant rates based on the value of their home. When considering
commission rates, watch closely for additional closing fees. There’s never any
additional administrative, hidden or surprise fees charged by me.
Our
commission structure enables me to be very generous to buyer agencies/agents at
NO extra cost to you. This is a great incentive to other company’s agents to
show their clients my listings. Human nature and business sense dictate that if
a buyer agency/agent can make more money showing one home over another, simply
put, they will!
In closing
I would like to say the most important thing I offer you is the willingness to
work hard, to be honest and to be in communication with you. I deliver to you
all marketing, showings and general interest about your property
as often as necessary. You will NOT
wonder what is happening. If at any time a client is dissatisfied, I encourage
them to fire me. This has not happened.
